Very similar in nature to the Bellflower Ranch across the road with the exception that there may be more lots that are fairly steep in the Homestead Ranch. These are nice sized “gentleman rancher” parcels of land with nice stands of Ponderosa Pine trees and a mixture of Gamble Oak as well which certainly provides for beautiful fall colors. Some of these lots are high enough on the hill that they actually have snowcapped mountain views looking back towards Durango. Horses are okay in this subdivision and there is access to BLM lands within a half a mile ride from the main entrance to the ranch. Wild Turkey, deer and elk of course, there are the occasional coyote would all be typical neighbors. The South boundary of the ranch adjoins a 5000 acre privately held ranch. The roads are all gravel and are County maintained. Due to the topography of the land and the dense trees, everybody definitely has a nice sense of privacy. Other than the lots up top that have views towards Durango or to the South towards New Mexico, I would say the views are “of the Sherwood Forest” meaning you have lots of nature all around you, but no distant views. The homes in this subdivision are well maintained and cared for. There is no natural gas, so bottled propane would be necessary for that type of service. Individual septic systems would need to be installed. Water wells can be a little bit “iffy” in this particular subdivision. By that I mean they could be low volume producers so that a cistern or underground storage tank might be necessary. It is certainly an area where we would want to apply proper due diligence before purchasing. This is also a gas well area with some gas wells within the confines of the subdivision. Additional due diligence would be required to deal with that also. As I mentioned in my discussion of the Bellflower Ranch, Homestead Ranch is not well located for somebody that wants to commute daily to Bayfield or Durango. It’ll be every bit of a 20 minute drive one way. As with all country properties, I recommend at least one four-wheel drive vehicle for the family.
