Description

Since all of the lots are over 35 acres in size this entire subdivision’s exempt from any county or state regulations regarding subdivisions. A little bit of the Wild Wild West! This is a very large development that has a 300 acre piece of BLM land within the project. There are gas wells throughout the project as well so we would definitely have some additional due diligence to perform. The roads are gravel but not to County maintained specs. The terrain in here is very much up and down with lots of hills and valleys. Ponderosa pine trees, Piñon and Juniper as well as gamble Oak would be the normal vegetation. Clearly you would see plenty of deer, elk and turkey. A ridge runs through this project which would offer some pretty rim type views of the snowcapped mountains back towards Durango. Many of the lots look south to New Mexico. The covenants are very loose and there might have a very nice house right next door to a single wide mobile home. There are more site built homes than there are modular homes, however. Positively need four-wheel drive vehicle for winter. There is no central water so you would need to drill your own water well. There is no natural gas service, so bottled propane would be required for that type of service. Individual septic systems would need to be installed for each home. At the very North end of this development after you drive down off of the ridge there are several very nice homes in some Meadow area where people keep horses.
