Description

Developed in the early 1970s this project has two distinct characteristics. The lower portion, which would lies south of Florida Rd. has the Florida River running right through it. In addition there are two man-made ponds that are stocked for fishing by owners and their guests. The roads are County maintained and they are graveled so there is no HOA dues. Central water is provided and you get a separate bill for that. Sewer is provided through individual septic systems. There is no natural gas, so bottled propane would be necessary for that type of service. There is a fishing easement along the Florida River for owners in the project. Right along the river are deciduous trees as well as pine trees while the balance of the land is more open and grassy. Some lots allow for horses.

The upper portion of Florida River estates has lots of Ponderosa pine trees and part of the roads are paved. Those roads are also maintained by the County so the only fees would be for the water usage provided through the central water system. Since this project was developed so many years ago, most of the homes are older although there are still a few vacant lots if someone wants to build. As is my normal recommendation for country property, I recommend four-wheel drive due to the winter conditions.
