Now this is real mountain property. Lots of Ponderosa pine trees as well as spruce and Aspen as you go higher up the hill. All the roads are gravel but there actually is a road maintenance district that everybody pays into as part of their property taxes and that pays for road maintenance, for most of the roads. (Some roads have not been fully developed, and those do not receive maintenance.). Definitely need four-wheel drive in the wintertime as there is a stretch at the beginning of the subdivision that is quite steep. Beautiful South facing views looking all the way into New Mexico. These would not be considered flat lots, as the property is totally hillside land from top to bottom. Some areas of the development are very rocky making for more expensive construction costs. This project was first developed in the early to mid-1970s so there are a certain number of older homes as well as some more modern newer properties. At the very top of the project is direct access on to national forest land. There is no central water or sewer, so you would need to drill your own water well and install your own septic system. There is no natural gas, so you would need bottled propane to take care of that utility. The higher up the mountain you go the prettier the views.
