  • General Location: Almost due east of Durango except you cannot get there in a straight line, so to speak. There are actually two D bar K subdivisions. The northern subdivision we typically call Ticolote which means owl. This is accessed off of County Road 228 and County Road 224. The southern subdivision known as D bar K is accessed off of County Road 223 and the two subdivisions do not interconnect even though they adjoin each other

  • Schools: This one gets complicated because most of the northern subdivision is in Bayfield school district while the southern subdivision is in the Durango school district. For the Durango schools, it would be Florida Mesa Elementary, Escalante Middle School, and Durango High School
  • HOA and/or Metro District: HOA and/or Metro District: No Metro district, the roads in the northern D bar K are County maintained, while the roads in the southern D bar K are maintained by a mandatory HOA

Description

The Ticolote area, the northern D bar K, is a very nice mixture of grassy Meadows beautiful Ponderosa pine trees on very gently rolling property. There is one section that rises up to the top where they would have distant views of most of the land is really very gentle. Lots of people have horses here and then nice sized lots make for some very nice little ranchettes. Other than the lots up on top the views would be across the Meadows and trees providing a fairly verdant setting. There would certainly be plenty of deer, elk and wild turkey. Several of the roads in the Ticolote area are County maintained but some are not. All roads are gravel, except that County Road 228 which comes to the entrance to the subdivision and is a paved road. Domestic water would be obtained by drilling your own well and individual septic systems would be required. There is no natural gas service in this portion of the County, so bottled propane would be required for that type of service. This subdivision was developed in the late 70s and early 80s but is been able to maintain good quality throughout the project. The southern portion of D bar K which is accessed off of County Road 223, is quite a bit different than the northern portion. The roads are gravel and not maintained by the County so there are HOA dues. There are fewer Ponderosa pine trees and more gamble Oak. The West side of the project goes down a hill but most of the lots have the view of the snowcapped La Plata mountains to the West. Modular homes are allowed and there is a much more varied mix of quality of homes in the southern project as compared to the northern project. Water service would be by drilling your own well; individual septics would need to be installed; bottled propane would be required for gas service. County Road 223 is paved. Both the northern and southern development are in known gas well areas, so additional due diligence would be required. Please note the peculiar school district situation where part of the project is in the Bayfield school district and parties in the Durango school district. From the southern project you could be downtown Durango and a little under 15 min. and from the northern project, I would say more like 18 to perhaps 20 min.
