Located in a pretty area of the county, the terrain varies from large meadows to hillsides covered with Ponderosa pine trees. Most of the lots are around 10 acres and many people would have horses. The roads are all graveled and maintained by the HOA. This is a gas well area, so we would need to do a certain amount of due diligence in that regard. There are many homes already built in this project. You would need to drill your own water well for domestic water and install your own septic system for that type of service. There is no natural gas, so bottled propane would be required. This is definitely an area where you would have elk and deer and I’m sure an occasional bear. You might even get a coyote once in a while. Bellflower and Homestead Ranches, which is located directly across the street to the south, are not well located for people needing to commute to either Durango or Bayfield on a daily basis. As realtors, we call this a ‘tweener subdivision because it is not only in between Durango and Bayfield but it is also located on graveled County roads that will take you longer to get to work in the morning. If you don’t have to go into town every day, the setting is wonderful and I’m told that there is a great neighborhood feeling in this development. As with all country properties, I recommend at least one four-wheel drive vehicle for the family.
