Beautiful country setting with lots of Ponderosa pine trees and extremely varied terrain. There are some areas of flat grassy meadows but the vast majority of the property is up and down fairly steep hillsides with many lots that have views south towards New Mexico and even west to the La Plata mountains near Durango. This is a gated community with paved streets. Several years ago a small central water system was installed to serve several of the lots but due to the size of each lot, all lots would have the ability to drill for a water well. Individual septic systems would be necessary for that type of service. There are several gas wells inside the subdivision so we would want to do a certain amount of due diligence in regards to those types of issues. There are very nice homes in here and some of the parcels directly adjoin national forest and there is a deeded access easement to the national forest as well. The elevation at the entrance gate is probably 150 to 200 feet lower than the lots located in the top of the development. I would certainly expect to see deer, elk and Eagles since the pine River is only a quarter of a mile west of the entrance gate. This would definitely be considered a nice “gentlemen’s ranch” type development. As with all country properties, I recommend at least one four-wheel drive vehicle for the family.
