This really is due east of Durango and depending on where you’re going to go in Durango, you would either go north on County Road 225 and then come in on Florida Road, or go south on County Road 225 to Highway 160 and come in from the south end of town. In either direction, you’re not over 12 to 15 minutes away from Durango

Description

This project was developed prior to subdivision regulations which is why there are 1 acre lots but no central water or a central sewer. Individual water Wells would be required as well as individual septic systems. There is no natural gas service, so bottled propane would be required. There is quite a mix of the homes in this project in that single wide’s are allowed, double wides, modulars, and on-site stick built homes. Pride of ownership can be seen in the homes, however. The road going up to get into the subdivision is relatively steep so four-wheel drive would be recommended especially in the winter. When you get up top, some of these lots would have La Plata mountain views as well as views south towards New Mexico. The roads are reasonably well maintained but certainly are not up to county road standards. All roads are gravel roads. Parts of this subdivision have Ponderosa pine trees and gamble Oak while other parts are more filled with meadow and gamble Oak.
