Description

This project was started in 1993 and offers very beautiful views of the Needles Mountains as well as very good proximity to the ski area. The entire project is a mix of meadow area covered with Aspen trees and some spruce on the Western side. The property to the west of the project would be San Juan National Forest. The roads are all paved and it is a gated entrance. There is a pretty pond just inside the entrance gate. This is really more of a pretty water feature and would not be suitable for fishing. Most of the homeowners here would use their properties as vacation homes or second homes. The further west you go the steeper the lots are so it would be more expensive to build on that type of property. Those lots, by the fact that they are on steeper ground, do offer a little bit nicer views and they are also further away from the highway. The project is served by central water and central sewer but you would need to use your own propane tank for gas service. I’m not absolutely certain of this, but I believe there is a trail in the Northwest corner of this project that leads up through a draw to the top of the Hermosa Cliffs, which of course is on San Juan National Forest ground.
