Description

This project has numerous phases and perhaps the greatest mix of properties near the ski area. Since it was initially developed in the early 1970s, there are A-frame cabins that were built at that time as well as multimillion dollar homes built in the last few years. Columbine Lake is in the North end of the development and there are lots on both the East and West side of the Lake. There is an easement around the lake so that everybody that owns property in the development can have access for fishing, canoeing, kayaking etc. Motorized boats are prohibited. All of the roads are gravel and are reasonably well maintained understanding that this area receives over 300 inches of snow per year. Four-wheel drive would definitely be required. Lots and lots of spruce trees as well as Aspen trees cover the lots. It is very rocky terrain so almost everybody would need to blast in order to install foundations, septic systems, and the burying of your other utilities. Water service would be by individual wells and sewer service would be by individual septic systems. There is no natural gas service, so you would need to install your own propane tank. Views will vary quite a bit as some will have views of the lake, views of the Hermosa Cliffs, Spud Mountain to the North and even the Western Needles Mountains looking east. The very southernmost lots in the fourth phase actually have the view south to Electra Lake. This is real snow country, so it’s not for the faint of heart. It is definitely Colorado beautiful and you’ll wake up one morning with a picture postcard view right in front of you. There are a mix of full-time residents as well as vacation homes. Even though this project has been around for 40 years, there are many lots that still not been built upon. To the east would be the San Juan National Forest where you would have limitless cross-country skiing and hiking.
