With its proximity to the ski area, this would be a project consisting of vacation homes for their owners. Very heavily covered in Aspen trees and some spruce trees, many of these lots would have direct views of the Needles Mountains, especially in the winter when the leaves are off of the trees. Serviced by central water and central sewer, the roads are all paved and maintained by the Association. There is no natural gas, so you would need to get individual propane tank service for that. The very western boundary of the subdivision is the national forest but since the Hermosa Cliffs are right there… and those are straight up and down a little over 1000 feet… it doesn’t really give you good access to millions of acres of public land. This subdivision still has lots available from the developer and was created in 2006 or 2007.
