Is there such a thing as a Perfect Durango House?

Is there such a thing as a perfect Durango house? The short answer: No, heck no, absolutely no! 🙂

As simple as that observation would seem, I can’t tell you how many buyers we meet who believe that if they look long enough and hard enough… that their perfect home is out there. We tell buyers, “Even if you find a great lot and then build…..it still will not be perfect.” (See the 3 rules of building below.) To help buyers realistically focus on their needs, we have a tool in our conference room that is made up of 16 wooden sticks. Each stick has written on it a question that every buyer has to consider. Price Range? Number of Bedrooms? Number of Bathrooms? City Lot or Acreage? Fixxer-Upper? New Construction? Mountain Views? Valley Views? Water Front? Great Room or Living Room? Acreage for animals or acreage for privacy? Travel time to town? Special rooms needed for pool table, grand piano, etc? You get the idea. Our goal as your real estate broker will be to find you as many of your “sticks” as possible.

Since we know you will have no interest in buying an “8-stick house”, there just isn’t any point in wasting your time, the seller’s time, or our time looking at those homes as they are simply not going to be acceptable to you. We want to concentrate on “12-stick or better homes” because that is where your next home will be found. If we have been good at listening and you have been good at giving us the answers to the questions on the sticks, then we can take the frustration out of the home selection process and actually make the purchase process smooth and efficient.

Considerations for the Perfect Durango House

Those who have built homes before know the following axiom to be true. The 3 rules of building are: (1) It will cost more than you figured; (2) It will take longer to build than you figured; and (3) When it is all done…it didn’t come out quite like you figured. If you had all 3 come true, you didn’t do so well. If only 2 were true, that is about average. If only 1 rule was true, you did very well, indeed.
