Description

This would certainly be considered one of the Durango area premiere subdivisions for top quality homes. Terrain varies from sparsely treed to heavily treed in Ponderosa pines. Some of the newer lots in the Estates section have an eastern orientation towards Lake Nighthorse, recently completed as part of the Animas La Plata Project. Although not yet open to the public, the lake will be available for boating camping swimming etc. There will be no lakefront lots for sale on that lake. Other lots have beautiful La Plata Mountain views. There is lots of pride of ownership in the homes in Shenandoah as can be seen with the beautiful white fencing on the 4 or 5 lots that you come by when entering Shenandoah. There are several ponds located within Shenandoah which serve as attractive features on those lots, although the water in all those ponds is owned by the Lake Durango water authority. For most of the people, these are primary residences, but there are a few vacation or seasonal homes as well. $1,000,000 plus homes are not at all unusual. Horses are allowed on some lots but not all, based on acreage. Most of the subdivision has paved roads now, although I have to admit that the paving has not held up extremely well. People like this subdivision for the high standards, great views, and the excellent proximity to town (under 12 minutes). There are architectural guidelines that have to be followed in these are administered through the HOA. Shenandoah Estates, Shenandoah Highlands, and Shenandoah Peaks are three of the phases within the greater Shenandoah subdivision. Central water is provided through the Lake Durango Water District and gas service would be via propane.
