Developed in the early 2000’s, this project has paved streets with curbs and gutters maintained by the city, not an HOA. Like many of the projects being developed in the mid-2000’s, this one was certainly affected by the economic recession. They were selling lots and homes like gangbusters. Excellent prices on what would be considered very nicely built but modest homes. Everybody had a garage and a decent yard. Most of the homes are single-story, although there are some two-story homes as well. Smallest home is probably 1200 ft.² and the largest is perhaps close to 3000 ft.². This particular project very much met a market niche for people that couldn’t quite afford Durango but wanted to be close and have good access to Durango. There was one developer of the lots, and numerous builders built their homes on spec basis. This used to be pastureland, so any trees would be what man has planted. The elevation in the subdivision is 6925 feet above sea level. Kids can walk right to the elementary school because it is on the north boundary of the subdivision. The middle school and high school would be across Highway 160. Due to the economic recession, sales slowed down quite a bit. The subdivision does have covenants and guidelines however and all the homes are well maintained with a good pride of ownership showing and nice yards throughout due to landscaping requirements. Great spot for somebody with little kids since the school is closed by and also a great place for an investor to buy to use as a rental property. I have at least one investor in there who has had less than 10 days vacancy since they bought 4- 5 years ago. All homes are single-family homes, no duplexes, condos, or apartments. Depending on the lot, you would have views to the east towards the HD mountains and to the south to New Mexico. Since this is gas country, there was already a gas well on the very eastern edge of the development, so they obtained an exemption and then built the subdivision west of it and south of it. The well pad is fenced-in.
