Description

Started in the late 1970s this would have been one of Durango’s largest developments had it continued on as originally laid out with close to 1000 home sites. Eventually it divided to being Edgemont ranch south of Florida Rd. and Edgemont Highlands on the North side of Florida Rd. This terrain is quite hilly with many valleys and steep building lots. The roads are all paved and the Metro district provides central water and central sewer. There is no natural gas in the subdivision, so bottled propane would be necessary. There are organized hiking/exercise trails with numerous stations where a person can stop and perform a certain exercise regimen at that location. There is a large open space area with of Florida River running through it is available for fly fishing for owners in the subdivision together with their guests. There is also a very large picnic area with a outdoor kitchen that is oftentimes used for weddings and other functions. There is a private tennis court and a playground area with jungle gyms etc. for the little kids. It would not be unusual at all to see deer wandering through this project. Edgemont Ranch is probably 85% built out already. In the last 10 or 12 years, The Bluffs were added to Edgemont Ranch and these lots were quite a bit smaller. There are several town home or condominium projects scattered throughout the ranch with everything from studio units up to large 3 bedroom townhomes.
